What is going on with the water pressure?

My fiance and I just moved into a basement apartment. There are 10 apartments in our building. Well we are having issues with the water pressure. In the kitchen at the faucet the cold water runs great, but the hot water is nothing more than a trickle and takes forever to get hot. The bathroom sink works great, no problem what so ever with hot or cold water. The tub.shower is another story....pressure comes and goes. will flow great for a minute and then go down to a trickle. Also, the cold water runs nice and clean, but when you turn the hot on a lot of dirt/grit/sediment comes out too. We are are obviously calling maintenance tomorrow, but I just thought i would ask here too. Thanks.

Sounds like some of the pipes are clogged with hard water sediment. The showerhead itself may be part of the problem. The solution will depend on whether the water is heated for the building or individually for each unit, the age of the building, and accessibility of the pipes. It's the type of problem that would be obvious in a maintenance check of the apartment before you moved in. Either that check wasn't done, the problems weren't recorded, or the repairs were avoided because of the expense. That likely means you're going to have to be firm and persistent.

The first step is to write an accurate description of the problems you see at each source of water. Get some white styrofoam coffee cups, label them on the inside of the rim--Kitchen, cold; Kitchen hot, etc.--fill them to a uniform depth, and take pictures. You can take a picture of the cold water flowing in the kitchen vs. the hot "trickle" also. If you have an email address for the landlord or management company and the maintenance people, use email to send your list of problems, with photos attached, and send a copy to a secondary email address of your own or someone you know.

Put in the request for maintenance, go over the performance of the sinks and the shower, and show them the samples. Ask for a timeline for correction, and then follow up with another email giving appreciation for the prompt response and noting the date and time that inspection took. If a timeline for repair was given, state that repairs were promised by ____ (date); otherwise ask for a commitment for a date.

If temperature varies in the shower, you may have a scalding hazard, and should ask for immediate repair on that basis.

In future, just for reference, all systems--water, electrical, air, and heat--as well as appliances should be checked before a lease is signed. That's not only so you get what you're paying for, but also so you don't get charged for repairs. Photos are also a good idea. Some states and cities have move-in checjklists and such that are required for that purpose.
